Behind the estimate

Method & sources

Where to find your figures

Use the covered roof cost and depreciation from the adjuster's estimate. Check the roof settlement endorsement for the applicable deductible, any payment schedule, and the repair deadline.

How the math works

Actual cash value equals the covered replacement cost minus depreciation. Subtract the deductible from actual cash value and from replacement cost, flooring each result at zero. The modeled supplement is the difference between the two payouts.

Worked example

In the Texas Department of Insurance example, $10,000 in replacement cost, $3,000 in depreciation, and a $4,000 deductible yield $3,000 at actual cash value and $6,000 at replacement cost.

What this estimate covers

The replacement cost scenario assumes the entered cost is eligible and the modeled depreciation is fully recoverable after qualifying repairs. Roof schedules, sublimits, and partial eligibility can change payments.

Common questions

Why could the first roof check be smaller than the total estimate?

The first check can reflect actual cash value after depreciation and the deductible. Under eligible replacement cost coverage, the insurer may release recoverable depreciation after the required repairs and documentation.

Does every policy pay the depreciation later?

Check the roof settlement endorsement for actual cash value, replacement cost, or a roof payment schedule. Ask the adjuster which depreciation is recoverable and what repair deadlines or documentation requirements apply.
